Glenkerrin Homes receives planning permission from An Bord Pleanala for Number One
Ballsbridge project
Glenkerrin homes are delighted to announce we have secured planning permission on
this very significant site in the heart of this Prestigious location of Ballsbridge
Dublin 4.
These new buildings will be centred around two new plazas and two new shared pedestrian
streets. The mixed-use buildings, including retail, leisure and cultural frontages,
will line the New Shelbourne Plaza, while the New Pembroke Square will be positioned
centrally in the city block and will share frontages with adjacent buildings. In
addition, a nine-storey residential tower, the base of which will serve as the
principal entrance into the resident’s concierge and internal Orangery gardens,
will overlook the New Pembroke Square.
A key feature of this project is the unique horizontal approach taken to the design
of the mixed-use buildings. The residential units will be positioned on the top
levels of the development, enjoying maximum benefit of light levels and views which
will be enhanced by the building’s planned crystal line facade which will include
glass louvers to control sunlight. The office spaces will be stacked beneath, necessarily
avoiding direct sunlight and the ground level will be given to retail, leisure and
cultural spaces, invigorating and driving the public activity area and the life
of the district.
Number One Ballsbridge will set a new benchmark for residential and commercial development
in the prestigious Dublin 4 area and the ambitious design is one of the most exciting
and innovative mixed-use schemes in Dublin’s city centre.
Glenkerrin are delighted that planning permission has been granted for this prominent
development and is the recognition of the carefully thought out design by HKR Architects
in response to a strategic and sensitively located site.
